Property Description

15 unit Residential development opportunity. This listing includes a legally non-conforming property currently operating as a pizza restaurant. The existing legally non-conforming use is under a Commercial Condo designation. The property consists of two parcels, with current zoning/land use designated as Recreational on one parcel and Medium Residential on the other according to the City of Largo. According to the City’s Planning Department, the only path to a fully conforming use for both parcels would be to have both parcels zoned Medium Residential, which would require rezoning the parcel currently designated Recreational. Once fully rezoned, the property may support a multifamily residential density of up to 15 units per acre and development potential of up to four (4) stories (buyer to verify). Potential development options may include townhomes, apartments, condos, or smaller multifamily configurations such as duplexes, triplexes, and fourplexes. This sale includes both parcels at this address. A unique feature of this property is its proximity to Taylor Park, along with the redevelopment of the former golf course behind the site, which the City of Largo is converting into a water management district, with plans to ultimately create a walking park/greenspace.
